    The Company is catering to a varied range of Two-bedroom/Three-bedroom/Four-bedroom/Studio Apartment/Flat.
  2. What does BHK mean?
    The term BHK generally means: B – Bedroom; H – Hall (Drawing/Living & Dinning); K – Kitchen.
  3. Is the Apartment/Flat within my budget?
    The Company is accommodating a wide price band which stretches right from the lower, middle, higher income groups and the elite. You can always make the right choice according to your budget.
  4. What is the minimum area of 2BHK Apartment/Flat?
    At present the minimum Built – up Area / Saleable Area is 937 Sq.ft. and the Inside Area / Useable Area is 712 Sq.ft.
  5. What is Studio Apartment/Flat?
    A Studio Apartment/Flat is a unit which has a Hall, Toilet and Kitchen area. Generally speaking these units are large single room with toilet and a kitchenette.
  6. Do you have 1 BHK or Studio Apartment/Flat?
    Yes, we have Studio Apartment/Flat. These Studio units can be comfortably converted into 1BHK unit.
  7. What are basic amenities provided in the Complex?
    The basic amenities provided in the Complex are: Earthquake resistant RCC framed structures; Landscaped Garden with paved Sit-out for Residents;  Stone paved Jogger’s Track; Stilt Car Parking space to allocated Apartment/Flat; Sewage Treatment Plant [STP]; Rain-water harvesting facility; Waste water recycling for ancillary use e.g. Toilet flush, gardening, car wash etc. (Other than potable water); Separate tanks for recycled and potable water; CCTV Security System; Fire Fighting Equipments in the Lobby & Staircase; Water Filtration Plant; Children’s Play Area; Reticulated L.P.G.   8. How well are the Apartment/Flat ventilated?
    All our Apartment/Flat is very well ventilated, i.e. all the dwelling units in the Complex is open on three sides.
  9. What percentagewise the ground area open space in the Complex?
    Most of our Complex has a minimum of 70% to 84% of open space.
  10. What sort of sports & entertainment facility is being provided in the Complex?
    The Complex has varied sports facilities like Basket ball, Badminton, Jogger’s Track, Swimming Pool, Snooker &Pool Room, Multi-Gym, Aerobic and Meditation Centre along with Club House, Digital Library.
  11. What are the price band of 2BHK & 3BHK Apartment/Flat?
    There are quite a few options and types in 2BHK & 3BHK Apartment/Flat in our different Complexes hence the start up minimum price band is Rs.15.5 Lac to a maximum of Rs.90.0 Lac.
  12. What is the percentage difference between useable and saleable area?
    The percentage difference between useable and saleable area hovers between 14% to 18% at the most.
  13. How many toilets and balcony/verandah in a 2BHK & 3BHK Apartment/Flat?
    The number of toilets is proportional to the number of bedrooms, i.e. 2BHK has 2Toilets & 3BHK has 3 Toilets.
  14. Is there any hidden or additional cost for the Apartment/Flat above than the quoted price/cost?
    There is no hidden cost for the Apartment/Flat above than the quoted price/cost other than the additional cost already mentioned in the Agreement and the Process of Hand Over (PHO).
  15. How environment friendly is the Complex?
    We are registered with the Indian Green Building Council [IGBC] which is a sister concern of United States Green Building Council [USGBC], hence it is our endeavour  to certify all our projects by IGBC after completion.  
  16. What are the fittings and fixtures that are provided in the Apartment/Flat?
    All the fittings and fixtures are of high quality branded products.
  17. What is the allocated electrical load of a 2BHK Apartment/Flat and is it sufficient to run Air conditioner?
    The 2BHK Apartment/Flat has sufficient electrical load to run an Air conditioner, washing machine, micro-wave, refrigerator, computer and other electrical appliances
  18. Are the properties Freehold?
    Yes, all the properties will be sold on a freehold basis.
  19. How much is the Stamp Duty and Registration cost?
    The Stamp Duty and Registration cost varies with the area/size of the Apartment/Flat. This additional cost is always mentioned in the Deed of Agreement.
  20. And are there any other Government /Municipal taxes or levies?
    The Municipal Taxes are additional to the cost of the Apartment/Flat. We provide you a single window service where this documentation is done for you swiftly at a nominal cost.
  21. Can I use a Solicitor/Advocate from abroad?
    You may use a Solicitor/Advocate from abroad but this may cause you many difficulties as they will not be familiar with Indian Law; we advise that you use our in house facility offered to all our clients.
  22. Who is the Solicitor/Advocate in India and how much will his services cost?
    We provide in house legal assistance; hence it does not cost you anything.
  23. Are the legal services included in the total cost of the Apartment/Flat?
    Yes the legal services included in the total cost of Apartment/Flat.
  24. What are the Security arrangements in the complex?
    Security personnel would be there round the clock inside the Complex. Installation of CCTV inside the Complex, in the Main Gate. Magic Eye in the Main Door of the Apartment/Flat. Inter – com connectivity with the Main Gate of the Complex to the individual dwelling units.
  25. What are the paid-up/optional facilities in the Complex?
    There are varied types of optional facilities in the Complex such as bath-tub, modular kitchen units, designer toilet fixtures, cabinets and so on.
  26. How far from the International Airport?
    The Complex is within an accessible distance. The International Airport is a forty five minutes drive.
  27. How far from Inter-State Bus Terminus and Railway Station?
    It is twenty five minutes drive from the Complex.
  28. What is the access able distance from the Complex to nearby Daily Bazaar?
    The Daily Bazaar is within a walk able distance.
  29. How can I have a Housing Loan?
    In a single window operation we process your housing loan documentation with the designated banks and financial institutes. We have tie-ups with various Nationalized / Non-Nationalized Banks.
